However, VA loans work differently from conventional mortgages. Knowing those differences can make the home-buying process easier.
If you are PCSing to Fort Benning, your home search may cover several nearby communities. These include Columbus, Phenix City, Smiths Station, Fort Mitchell, Midland, and Harris County.
Fort Benning sits near the Georgia-Alabama state line. As a result, military buyers can choose from many locations, home styles, commute times, and price points.
Here is what you should know before using a VA loan to buy a home near Fort Benning.
Why VA Loans Can Be a Good Fit for Fort Benning Military Buyers
A VA home loan is a mortgage issued by a private lender and backed by the U.S. Department of Veterans Affairs.
For eligible borrowers, one of its biggest advantages is the ability to purchase a home with no down payment when the purchase price does not exceed the home’s appraised value and lender requirements are satisfied.
VA loans also do not require monthly private mortgage insurance (PMI).
That combination can significantly reduce the amount of cash some military buyers need to purchase a home. However, eligibility for the VA benefit does not automatically mean that every borrower, home, or transaction will qualify.
Why VA Loans Near Fort Benning Can Benefit Military Buyers
No down payment may be required.
Eligible borrowers can often finance 100% of the purchase price. That can allow you to keep more of your savings available for moving expenses, emergencies, furnishings, repairs, or other costs associated with a PCS.
No monthly PMI.
VA loans do not require monthly private mortgage insurance. This is particularly important when comparing financing options with a small or nonexistent down payment.
Competitive loan terms.
VA-backed mortgages can offer competitive interest rates. Your actual rate and loan terms will depend on the lender, your financial profile, current market conditions, and other factors.
Limits on certain closing costs.
VA rules limit some of the fees and closing costs that can be charged to the veteran.
The benefit can be reused.
A VA home loan is not necessarily a one-time benefit. Depending on your entitlement and circumstances, you may be able to use your VA loan benefit multiple times.
What About the VA Funding Fee?
Many VA borrowers pay a one-time VA funding fee.
The amount can vary depending on factors such as the type of loan, your down payment, and whether you have previously used your VA loan benefit.
However, some borrowers are exempt from the funding fee. This includes certain veterans receiving VA compensation for a service-connected disability and other qualifying borrowers.
The funding fee can generally be paid at closing or financed into the mortgage. Financing it reduces the cash needed at closing but increases the amount you borrow.
Your lender should verify the funding fee and any exemption that applies to your specific situation.
VA Appraisals and Property Condition
This is one of the most misunderstood parts of buying a home with a VA loan.
A VA appraisal has two important purposes. The appraiser develops an opinion of the property’s value and also determines whether the property appears to meet the VA’s Minimum Property Requirements.
Those requirements focus on whether the property is safe, structurally sound, and sanitary.
That does not mean a VA-financed home must be perfect, recently renovated, or cosmetically updated.
Older homes can qualify for VA financing. Homes needing cosmetic improvements can qualify as well. However, significant safety, structural, sanitary, or property-condition problems may need to be corrected before the loan can close.
A VA Appraisal Is Not a Home Inspection
This distinction is important.
The VA appraisal is not a substitute for an independent home inspection.
An inspector evaluates the home’s systems and condition in much greater detail. Depending on the property, that may include the roof, HVAC, plumbing, electrical system, foundation, appliances, drainage, and other components.
Even when a home satisfies VA requirements, I strongly recommend that buyers consider an independent home inspection and any specialized inspections appropriate for the property.
Buying in Georgia vs. Alabama Near Fort Benning
Fort Benning-area buyers have an unusual advantage: you can realistically consider homes in two states while remaining within commuting distance of the installation.
On the Georgia side, buyers commonly consider Columbus, Midland, Fortson, and parts of Harris County.
Across the Chattahoochee River in Alabama, buyers may consider Phenix City, Fort Mitchell, Smiths Station, and other parts of Russell and Lee Counties.
The right choice depends on much more than distance from the front gate.
Consider your daily commute, home prices, property taxes, schools when applicable, neighborhood characteristics, access to shopping and services, and where your family expects to spend most of its time.
Instead of choosing a state first, it can be more useful to compare individual homes and communities against your actual priorities.
Get Pre-Approved Before You Start Touring Homes
If you plan to use VA financing, getting pre-approved before seriously shopping for a home is one of the best steps you can take.
A VA-experienced lender can help determine your eligibility, review your Certificate of Eligibility, estimate your buying power, explain the funding fee, and provide an estimate of your monthly payment and cash needed to close.
Pre-approval also allows us to search for homes within a realistic price range instead of relying only on an online mortgage calculator.
That becomes especially important when comparing homes on opposite sides of the Georgia-Alabama line because taxes, insurance, and other ownership costs can affect the total monthly payment.
Can a Seller Reject a VA Offer?
A seller can choose among the offers they receive, and financing type can be one factor they consider along with price, contingencies, closing timeline, concessions, and the overall strength of an offer.
However, using a VA loan does not automatically make your offer weak.
A well-structured VA offer backed by a solid pre-approval can be highly competitive. The strategy should reflect the particular property, its condition, competing offers, and current market conditions rather than assuming every VA transaction must be handled the same way.
What Happens If the VA Appraisal Comes in Low?
If the VA appraisal is below the contract price, it does not automatically mean the transaction is over.
Depending on the circumstances, the parties may renegotiate the price, the buyer may choose to contribute additional funds subject to applicable VA requirements, or additional market evidence may be considered through the VA appraisal process.
Your purchase agreement and VA financing protections are important in this situation. We should review your options based on the specific transaction rather than making a decision before all of the information is available.
Are VA Loans Near Fort Benning Right for You?
For many eligible military and veteran buyers, the answer may be yes. However, it is still worth comparing your financing options.
Your lender can help you compare the estimated interest rate, closing costs, monthly payment, cash required at closing, funding fee, and long-term cost of a VA loan against other financing programs for which you qualify.
The goal is not simply to use your VA benefit because it is available. The goal is to choose the financing structure that makes the most sense for your purchase and financial situation.
